Estimator

Profile Summary

The Estimator is responsible for analyzing costs and preparing estimates on construction projects. They work closely with architects and other subcontractors. Their job duties include surveying potential worksites, collaborating with contractors, vendors, and labor agencies, and providing comprehensive cost analysis. They also prepare bids and cost estimates.

Responsibilities

  • Lead Estimating Team with timely roll-out and execution of the entire estimate deliverable process.
  • Conduct initial analysis of drawings and specifications to ensure required documentation is present and determine scope of work.
  • Develop full-scope estimates based on Bid-Build, Design-Build or CM/GC construction documents.
  • Critically analyze bid documents and understand risk and opportunities and articulate those to management.
  • Organize the bid team, providing leadership and direction with regards to means and methods, schedule, and strategy
  • Participate in technical proposals for Alternative Delivery projects.
  • Provide detailed quantity take-off of specific trades when required.
  • Create detailed production cost estimates and review prices.
  • Solicit and analyze subcontractor and vendor pricing input.
  • Attend project site pre-bid meetings, site tours, and post-bid interviews as required.
  • Develop unit costs accurately.
  • Perform technical/plan review when required.
  • Accurately assesses and plans takeoff workload.
  • Gather and monitor actual cost vs. estimated cost, maintaining project cost history.
  • Manage and maintain subcontractor database and subcontractor prequalification.

Project Manager

Profile Summary

The Project Manager oversees Site Superintendents in the daily activities and is ultimately responsible for the entire project. Responsibilities include, but are not limited to, the following: writing proposals, estimating costs, value engineering, subcontractor/vendor solicitation and adhering to a construction schedule and budget.

Responsibilities

  • Maintains a thorough understanding of commercial construction industry practices and standards.
  • Accomplishes construction project results by defining project purpose and scope; calculating resources required; establishing standards and protocols; allocating resources; scheduling and coordinating staff and sub-contractors; evaluating milestone assumptions and conclusions; resolving design problems; evaluating and implementing change orders.
  • Meets construction budget by monitoring project expenditures; identifying variances; implementing corrective actions; providing non-project annual operating and capital budget information.
    • Supervises the coordination and input as needed with the sub-contractors providing services and infrastructure.
  • Meets operational standards by contributing construction information to strategic plans and reviews; implementing production, productivity, quality, and customer service standards; resolving problems; identifying construction management system improvements.
    • Manages subcontractors by locating, evaluating, and selecting subcontractors; monitors, controls performance, and ensures quality workmanship.
  • Supervises change proposals, proposal requests, requests for information; supplemental instructions and other contract documentation are required on behalf of MIG GOV.
  • Prepares accurate, timely and detailed monthly project status reports. Reports will include a description of work completed to date, the work schedule going forward, deviations from the previous report, subcontractor change orders and customer issues and/or project scope changes.
  • Prevents fines and interruptions by complying with, and enforcing, codes.
  • Ensures safe, secure, and healthy work environment is maintained by following and enforcing standards and procedures to comply with legal regulations and OSHA standards.
  • Approves construction projects by conducting inspections at critical phases; obtains approvals from customers.
  • Oversees the reviewing and approving of contractor payment requests.
    • Attends required meetings and conferences on behalf of MIG GOV.

Superintendent/SSHO/QCM

  • Read contracts and schedule all job production activities and coordinate with subcontractors.
  • Create daily production reports including photos.
  • Create Three Week Lookaheads & submit to Project Manager weekly.
  • Coordinate badging access with PMA for all subcontractors a few weeks before they are scheduled to work.
  • Assist the QC Manager developing the QC/Progress meeting agendas, during the meetings the Superintendent will be responsible for leading discussion.
  • Conduct subcontractor coordination meetings, to ensure all subs understand their scope of work, when they are expected to start.
  • Complete job pre-activities and ensure access to the work areas are cleared.
  • Ensure company tools and equipment are secured.
  • T & M tickets are received and forwarded to the Project Manager.
  • Create and update the projects red line drawings.

QCM

  • Schedule & conduct three phases of control meetings (Prep, Initial, Follow-up).
  • Daily QC reports to include photos.
  • Create QC meeting agenda, conduct meeting, document the meeting minutes, and distribute. QC Agendas must be sent out 48 hours prior to the meeting time, and QC Minutes must be distributed within 48 hours of the end of the meeting.
  • Create and update submittal register.
  • Request subcontractors required submittals, review the submittals for compliance to the plans and specs, create transmittal and forward to Gov.
  • Deliver submittals in a timely manner, so lead times of materials/equipment will not impact the project schedule.
  • Ensure delivered materials match the approved submittals at time of delivery.
  • Understand plans, specifications, and manufactures installation requirements/procedures for each install.
  • Schedule and conduct all required QCM & ET inspections to include underground excavations, wall rough-ins, overhead inspections, etc.
  • Maintain rework list throughout the course of the project.
  • Create an internal & government punch list with sign off.
  • Create or gather required closeout documents to include O&Ms, Warranty info, Mechanical and startup info.

SSHO

  • Create Site Safety/Right to Know board.
  • Request, receive, and review AHAs, Company’s Competent Person appointment letter, and their qualifications before submission.
  • First day orientation of all personnel on site, to include review and signing of the approved AHAs.
  • Secure all needed safety equipment for the project.
  • Maintain daily sign-in sheets onsite, ensure all subcontractors sign in.
  • Create the project specific SDS book and keep updated as materials arrive.
  • Conduct and document site safety inspections to include photos (good and bad).
  • Ensure all personnel (govt included) on the site wear the proper PPEs.
  • Receive and check subcontractor’s equipment inspections.
  • Inspect and update monthly safety equipment tags.
  • Conduct onsite weekly safety meetings and document meetings.
